The new 9-story, 62-unit non-profit, independent living affordable seniors apartment will be located on vacant property adjacent to the Lions Douglas Heights Seniors Residence at 255 High Street in Fort Erie.
All units have aging-in-place design, with 20% of the units fully accessible. Common space will be provided for tenant events and social engagement, and the site landscaping will connect residents to the Fort Erie Lions Seniors Centre where tenants can enjoy community activities from workout classes to cards, lectures and more.
The designs for the new building are 30% complete in preparation for our application for funding. Through the Enbridge Savings by Design program and an FCM Studies grant, the design team was able to achieve a high-efficiency building which will not only benefit the environment but will greatly reduce our operating costs. This translates directly to increased affordability levels for our low-income senior tenants.
Through the generous support of the Branscombe Family Foundation work on the new building has proceeded to the design phase.
Site Plan Approval has been obtained with the tremendous support from the Town of Fort Erie and the Niagara Region.
The new residence will have a Service Contract with Niagara Region to be able to provide subsidized and below market apartments to seniors of low or modest means. All new tenants will be taken from the Niagara Region’s Centralized Wait List, which has over 500 names, equivalent to 8-10 years wait time.
